Agreement Introduction
Welcome to Action World Real Estate LLC ('Action World', 'we', 'our', or 'us'). These Terms & Conditions constitute a legally binding agreement between you and Action World Real Estate LLC, a licensed real estate brokerage operating under the commercial and regulatory jurisdiction of the Abu Dhabi Real Estate Centre (ADREC) and the Abu Dhabi Department of Economic Development (ADDED) in the Emirate of Abu Dhabi, United Arab Emirates.
1. Acceptance of Terms & Website Use
By accessing, browsing, or utilizing this website (including localized subdirectories /en and /ar), you acknowledge that you have read, understood, and agreed to be bound by these Terms & Conditions, together with our Privacy Policy and Cookie Policy. If you do not agree with any part of these terms, you must immediately discontinue use of the platform. We reserve the right to amend these terms periodically to reflect legislative updates, platform enhancements, or regulatory directives issued by the Abu Dhabi Real Estate Centre (ADREC).
2. Regulatory Status & Marketplace Role
Action World Real Estate LLC is an officially licensed real estate brokerage headquartered in Abu Dhabi, UAE. Our digital platform serves as a curated marketplace connecting buyers, tenants, property owners, master developers, and licensed real estate brokers. Action World facilitates discovery, comparative market analyses, private viewing coordination, and marketing assistance. Content published on this platform is for general informational and marketing purposes and does not constitute formal legal, financial, architectural, or tax advice.
3. User Accounts & Portal Access
Certain features—including saving preferred properties, accessing dedicated Broker Dashboards, or submitting compliance documentation—require registration of an account. When creating an account via our authentication system, you agree to provide truthful, accurate, and current information. You are solely responsible for maintaining the confidentiality of your credentials and for all activities conducted under your authenticated session. You must immediately notify our administration desk of any unauthorized access.
4. Property Listings & Accuracy Disclaimer
Property particulars, floor plans, dimensions, photographic representations, project completion dates, and pricing displayed on the platform are provided based on information supplied by property owners, licensed listing agents, or master developers. While Action World enforces stringent listing review procedures in alignment with ADREC permit requirements, we do not warrant that all property descriptions are free from unintentional discrepancies. All property transactions, leases, and acquisitions are subject to formal title deed verification, developer NOC issuance, and final execution of unified sales or lease contracts.
5. Third-Party Agents & Master Developers
The platform may feature off-plan projects, branded residences, and commercial units developed by third-party master developers or represented by licensed independent agents. Action World is not liable for contractual defaults, construction milestone delays, or specification alterations initiated by third-party developers or vendors. Users are strongly advised to independently verify all project escrow accounts, construction schedules, and payment plans registered with the Department of Municipalities and Transport (DMT).
6. Direct Enquiries & Advisory Intake
Submitting a viewing request, contact form, or property listing inquiry through the platform constitutes an authorization for Action World's licensed advisory team to contact you via telephone, WhatsApp, or email regarding your specific request. Submitting an inquiry does not constitute a reservation, binding offer, or guarantee of property availability.
7. Prohibited Platform Conduct
Users agree not to: (a) scrape, extract, or harvest platform data, listings, or media using automated bots or scrapers; (b) publish false, misleading, defamatory, or fraudulent inquiries or listing details; (c) introduce malware, viruses, or harmful code; (d) attempt to bypass authentication mechanisms, security controls, or Row Level Security (RLS) policies; or (e) use the platform for any activity that violates UAE federal or emirate-level regulations.
8. Intellectual Property Rights
All intellectual property rights in and to the platform—including but not limited to the Action World trademarks, logos, visual design system, custom UI components, databases, compiled listings, and editorial content—are owned by or licensed to Action World Real Estate LLC. Unauthorized reproduction, modification, distribution, or public display of any platform content is strictly prohibited without prior written authorization.
9. Suspension & Termination of Access
Action World reserves the unilateral right, without prior notice or liability, to suspend, terminate, or restrict access to any user account or portal session that breaches these terms, engages in fraudulent conduct, or violates ADREC ethical brokerage guidelines.
10. Limitation of Liability & Consumer Rights
To the fullest extent permitted by applicable UAE law, Action World Real Estate LLC, its officers, employees, and licensed affiliates shall not be liable for any indirect, incidental, punitive, or consequential damages arising from: (a) platform interruptions or technical errors; (b) inaccuracies in property representations provided by third parties; or (c) commercial decisions made in reliance on platform data. Nothing in these terms excludes or restricts mandatory consumer rights guaranteed under UAE Consumer Protection Law (Federal Law No. 15 of 2020).
11. Governing Law & Dispute Resolution
These Terms & Conditions are governed by and construed in accordance with the Federal Laws of the United Arab Emirates and the local laws and real estate regulations of the Emirate of Abu Dhabi. Any dispute, claim, or controversy arising out of or in connection with these terms shall be submitted to the exclusive jurisdiction of the competent Courts of the Emirate of Abu Dhabi.
